DAMPPROOFING PROCEDURES:
TANKING: DAMPPROOFING OF PLASTER
The most frequently recommended procedure for the treatment of “Rising Damp” and water damaged plaster to brick and mortar structures of today.
This process in short involves the stripping of the affected plaster off the walls back to bare brick to required heights. The exposed bricks are then Permanently sealed with special dampproofing slurries prior to the re-plastering of the areas with a strong plaster mix where only superior structural grade cement is used to which special dampproofing additives are added to form a Hydrophobic plaster layer, thus Permanently preventing the movement of moisture in the walls of a structure.
Unique to the Damp Seal S.A. Tanking procedure is the application of a cement/Polymer top coat to further seal the new plaster in preparation for painting.
In this process the heights up to which the plaster is stripped, the materials and additives used and ultimately the experience of the performing contractor will determine the longevity and success of the procedure.

TRENCHING:
PREVENTION OF THE LATERAL MOVEMENT OF MOISTURE
An often essential procedure in certain dampproofing undertakings when the Lateral movement of subsoil moisture affects the integrity of a structure.
Also an absolute required procedure where the damp course and interior floor levels of a structure is found to be lower than the exterior ground/paving level around a structure.
The “Trenching” procedure in short involves the lifting of a section of paving along a wall of a structure, removing the soil along the wall down to the foundation, stripping all plaster off the walls back to bare brick, from the foundation up to required heights, above the exterior ground/paving level.
The area is then dampproofed by “Tanking” the walls.
The area below ground level is further sealed with a special subsoil, Bitumus compound prior to the backfilling of soil and relaying of paving.
INJECTING:
The installation of a Chemical damp course in structures:
PROCEDURE:
1) Damp contaminated plaster to be stripped of the walls back to bare brick exposing the existing damp course in the walls, which can then be thoroughly inspected as to its effectiveness or not as well as the correct placing of the damp course in the wall.
2) If found to be ineffective, incorrectly installed, or no damp course fitted at all, holes are to be drilled along the damp course line at precise intervals
& depth.
3) A specialized Chemical compound is then “Injected” into the walls that disperses in the walls to form a new damp course in the walls..
CRACK REPAIR
CRACK REPAIR:
STITCHING:
Structural type cracks in structures are often simply filled in with general crack fillers by contractors just to re-appear after a short while allowing water seapage into walls.
Although not guaranteed a crack repair procedure “Stitching” has been found to be the most effective in repairing structural type cracks.
PROCEDURE:
Depending on the crack the plaster is stripped off the wall back to bare brick in a 50cm band along a crack exposing the crack. Holes are then drilled at intervals on either side of the crack and specially bent 12mm Tungsten reinforcing bars inserted into the holes under force. Square wedges are then forced directly into and along the crack before cleaning out any loose particles and Injecting a Hybrid silicone into the crack to prevent any future water penetration into the walls.
The crack is further bridged with Menlith (expanded metal), fixed to the wall with steel fasteners and the area re-plastered with a strong plaster mix.
UNDERPINNING:
Underpinning is often used in supporting the foundation of a structure. This involves removing soil at specific points from under the existing foundation of a structure, slightly lifting the foundation with Hydraulic jacks and casting a specially reinforced concrete block in under the existing foundation as support of the existing foundation.
WATER DRAINAGE SYSTEMS
WATER DRAINAGE SYSTEMS:
Rising damp and related problems can often be traced back to the incorrect or inadequate management of subsoil and surface water around a structure. Attention must be paid to the ponding of surface water which leads to soggy and damp patches in the soil indicating an abnormally high water table around and ultimately under a structure leading to the often costly dampproofing procedures required to rectify of damp issues.
Specialized drainage systems are often required in the management of surface and subsoil moisture.
A: SUBSOIL DRAINAGE:
The most effective way of controlling the buildup of subsoil moisture is by the installation of a special subsoil perforated drainage system to divert subsoil moisture away from the structure.
INSTALLATION PROCEDURE:
Step 1:
Excavation of a trench to the correct depth and levels.
Step 2:
Dampproofing the base of a structure if close to the foundation of a structure.
Step 3:
Laying of a perforated drainage pipe on a Biddum fabric wrap.
Step 4:
Drainage pipe covered with crushed stone & wrapped in the Biddum fabric.
Step 5:
Backfilling and compacting of soil.
- SURFACE DRAINAGE:
Surface water can be controlled either by the correct landscaping of soil around a structure which is often impossible to achieve due to demographics OR by installing specially constructed drainage pits with grid covers and underground piping to direct surface water away from a structure to prevent the ponding of surface water and subsequent increase in soil moisture.

SURFACE PREPERATION & PROCEDURE:
- All existing waterproofing is removed from the slab.
- Slab defects e.g. cracks, voids and blow holes are exposed and repaired.
- Loose substrate removed and a special Black Bitumus based primer applied as required.
- Torch-on rubberized fitted and secured by Heat fusion onto the slab.
- U.V. stable silver Bitumus top coat is then applied for the protection of the application.
TILE ROOFS:
- Fungal wash and high pressure turbo cleaning to remove any fungal growth & loose particles.
- Cracked or broken tiles replaced.
- Ridges are sealed with a rubberized waterproofing compound to seal & secure ridging tiles.
- Valleys are cleaned and tiles aligned to prevent blockages.
- Roof tiles painted as required.
